How fast your house sells depends mostly on the asking price and on how the home is presented online. A home that fits the market and is shown well attracts the most viewers in its first weeks, and that is usually when the decision is made. After the deal comes the period until the transfer at the notary, which you agree on together with the buyer.
We prefer not to give a fixed timeline. Every home and every moment in the market is different, and an average says little about your house. What is fixed is how the process is built up and where you have influence yourself.
How long does it take to sell a house?
A sale has three parts. First the preparation, until the home is online. Then the time until there is a buyer. And finally the period from the deal to the transfer.
The preparation starts with an introductory meeting and the valuation. If your home is then truly ready for sale and you also want to start straight away, we schedule the photographer. The photographer usually comes within a week and, besides the photos, also makes the video, the measurement report and the floor plans. The home can go online that same week or the week after. Make sure the energy label is arranged in that time as well.
Many sellers do not want to start straight away, because they are busy buying another home or first want work done on the house before the photos are taken. In that case you decide when we start.
What decides whether it goes fast?
The asking price matters most. A home that fits the market gets the most viewings in its first weeks, because that is when it sits at the top of the search results and in funda's alert emails to house hunters. Set the price too high and people scroll past it in those first weeks. Lowering it later does not fully bring that attention back, and a home that has been online for a long time makes buyers wonder what is wrong with it.
Presentation comes next. Buyers decide from the photos whether they will come and look. That is why a professional photographer visits, and why your home goes online with a funda package that makes it stand out from the rest of what is for sale.
The type of home and the neighbourhood play a part too. At the moment it is mainly family homes with a garden in ordinary residential areas that sell quickly, in the price range around or just below € 470,000. That is the 2026 limit of the National Mortgage Guarantee (NHG), and many buyers search below it. The older neighbourhoods and the areas built in the 1990s sell relatively quickly, and homes in Almere Poort are in high demand. How that works out for your house is something you hear during the valuation.
Fast is not always the goal
When sellers ask us how fast it can go, they usually mean something else: when can I move, and how do I avoid paying for two homes at once, or having nowhere to live for a while? That is what the planning is really about.
If you have already bought a new home, the transfer date is what counts. We agree on it with the buyer during the negotiation, and a buyer who works with your date is sometimes worth more than a slightly higher offer.
If you are still looking, a later transfer date is often the wiser choice, so you are not buying a house under time pressure. If you do end up with two homes for a while, the Vynanzie mortgage adviser, who works from our office, can look at what is possible. That first conversation is free.
What you can do yourself
A few things speed up the sale without costing you anything:
- Get your paperwork in order. With us, the title deed, the land registry details and the energy label come together digitally in MOVE.NL. If you do not have a valid energy label yet, apply for one straight away, because it is required when you sell.
- Declutter before the photographer comes. Fewer things make a room look bigger in the photo. We give you styling and sales advice beforehand.
- Fixing small defects in advance, like a dripping tap or a broken door handle, stops buyers from turning them into an amount during the negotiation.
- Be easy to reach once the home is online. That is when most responses come in, and a quick answer to an offer keeps the buyer interested.
Frequently asked questions
Can I sell my house within a month?
An agreement with a buyer can come quickly when the asking price and the presentation are right. The transfer at the notary only follows after that, on a date you agree with the buyer. If you want that done quickly as well, tell us beforehand so we can steer towards it in the negotiation.
How long does it take from sale to transfer?
Buyer and seller agree on that together. During that period the buyer has the statutory cooling off period, and there is often a financing condition as well. Only once that condition has expired is the sale really final. You can read more in Subject to financing.
What if my house has not sold after a few weeks?
Then we look at the responses together with you: how many people came to view, what they said, and where they dropped out. The answer is usually in the asking price or the presentation. The sooner you adjust it, the less the home suffers from the label "been for sale for ages".
Will my house sell faster if I set a low asking price?
A sharp asking price attracts more viewers, and more viewers make multiple offers more likely. It only works if the market for your home picks up on it. If only one bidder turns up, the negotiation starts from a lower amount. We discuss which asking price suits your home during the free valuation.
