A listing agent charges commission: a percentage of the price your home eventually fetches. With us it is between 1 and 2 percent of the sale price, including VAT, and the percentage depends on the price range of your home. We agree it with you individually, and beforehand you receive a digital sales proposal that sets everything out, so you know where you stand before you are committed to anything.
On the average Almere sale price of € 461,000 (first quarter of 2026), 1 percent comes to € 4,610 and 2 percent to € 9,220. Every amount we quote includes VAT, the start-up costs as well.
Why the percentage differs per home
For each home we estimate how much work and knowledge it will take to get the best price. The price range weighs most heavily. A home in the upper segment often appeals to a smaller group of buyers and usually stays on the market longer. For a home in a much lower price range the percentage is actually a little higher, because otherwise the amount in euros would be too low to cover the hours and costs of the sale. And a popular flat needs a good presentation too.
On top of that, not every home sells equally easily. Sometimes a house simply needs more guidance or more market knowledge. Legal matters take time as well, for example ground lease, or an owners' association whose records are not in order.
That is why we always give you a fee tailored to your situation. In the first conversation, which is without obligation, we look at your home and your circumstances, and afterwards you receive a quote with all the costs set out.
What you get for the commission
Selling a home is more than a sign in the garden and an advert on funda. It often comes with a big change in your life: a growing family, a divorce, a new job, children leaving home. What we do is take that process off your hands, so you can focus on everything else going on in your life.
In practice that means:
- You have personal contact with our office from the first conversation to the handover of the keys at the notary. When you call, you speak straight away to someone who knows your home.
- You get styling and sales advice beforehand. Our photographer takes the photos and makes the video, the floor plans and the measurement report. Then your home goes online on funda, on our own site, on Pararius and on our Facebook and Instagram channels.
- Your paperwork sits together digitally in MOVE.NL, so you do not have to chase documents yourself.
- We do the viewings. You do not have to stay at home, and afterwards you hear straight away what the viewers thought.
- We run the negotiation. That is the moment many sellers find nerve-racking. We advise you step by step, but the decision always stays with you.
- After the sale we draw up the purchase agreement and walk through the final inspection and the meter readings with you. The moving van and the moving boxes are then ready for you free of charge.

Why we work with a percentage
With a percentage your interest and ours move together. If the negotiation brings in more, you keep by far the largest share of it, and we are rewarded for that extra result.
With a fixed fee it makes no financial difference to an office whether your home goes for the asking price or for more. Yet in that final round of negotiation you want someone beside you who gives it everything. At the same time you do not want an agent to sell your home too quickly just to move on to the next assignment.
What else is on the quote
Besides the commission we charge € 495 including VAT for start-up costs and the publication costs of the funda listing. How your home is presented on funda, and what that costs, depends on the package you choose. The cost of that package comes on top of the € 495:

"Cheap estate agent": what to look out for
A lower fee can be a good choice, as long as you can genuinely compare two quotes. These four questions help:
- Does the amount quoted include VAT?
- Are the photography, the measurement report, the floor plans and the funda listing part of that amount, or charged separately?
- Who does the viewings: the agent who sat at your table, or someone else?
- What do you pay if you withdraw the sale, or if your home does not sell?
With an online agent you often do the viewings and the negotiation yourself. That can work well if you have the time and know the market. It is a different experience, though: you face a buyer who often brings a professional buying agent along.
