Almere Pampus: what it is and what it means for you now
Almere Pampus is a planned new district on the IJmeer lake, west of Almere Poort. In October 2026 there are no homes there yet and nobody lives there; the area is mostly open farmland. The national government aims to start building the first home by 2030, but that still depends on access and on money. If you are looking for a house in this part of Almere now, look in Almere Poort or in Almere Stad.
What is planned for Almere Pampus
According to the plans, Pampus lies on the Markermeer and the IJmeer, with Almere Poort on its eastern side, along the Hoge Ring road. To the north the area borders the Pampushout woods. The A6 motorway and the Kromslootpark form the southern boundary. The railway line between Amsterdam and Lelystad runs straight through the area.
The national government and the municipality of Almere have been working on the district with other partners since 2022, and a masterplan followed in 2024. According to the Central Government Real Estate Agency (Rijksvastgoedbedrijf), the end goal is 25,000 to 35,000 homes and at least 16,000 jobs. In March 2025 the city council adopted an amendment for 35,000 homes. The municipal executive is expected to put a new proposal to the council in the first quarter of 2027. The coming years are mainly about preparing the first development phase.
Whether building really starts around 2030 is uncertain. Almere only wants to build once access to the area is guaranteed. According to the regional broadcaster Omroep Flevoland, 6,000 homes could slip to after 2040 if no firm agreements are made with the national government, and congestion on the electricity grid is also slowing the plans down. A cooperation agreement between the national government and Almere is expected in 2027.
No decision has been made yet on how the district will be connected. In 2024 the national government set aside 54 million euros for a high-quality public transport link for the first phase of 7,500 homes. No money has been reserved yet for the IJmeer link, a metro line to Amsterdam. Almere wants a decision in 2028 to start exploring it, and on 4 November 2026 there is a national-regional consultation on infrastructure (BO MIRT). A proposal for an IJmeer link that included a motorway did not win a majority in the city council in March 2025.
Where to look now
Pampus has no neighbourhoods or streets yet. If you want to live in this part of Almere now, look in the districts that already exist:
What Pampus means for you now
At the moment you cannot buy a home or a plot in Pampus, and there is nothing to sell either. It is not yet known when the first homes or plots will go on sale, or at what prices and in which types of home.
Almere Poort is the nearest district that already exists. Only local trains stop at Almere Poort station; for the intercity you go to Almere Centrum in Almere Stad. By car you are quickly on the A6 from Poort, the same motorway that runs along the southern side of Pampus.
If you already live in Almere Poort, nobody can tell you now what Pampus will later mean for the value of your house. We look at what your home is worth today during a free valuation.
